Description
The front of this rustic cottage features an cozy outdoor patio complete with a gas BBQ and patio furniture where you can prepare your favorite outdoor meals, have a glass of wine, and meet other friendly vacationers to the island as they stroll on by. The inside of this cottage has purposely been maintained in it’s original Balboa Island vintage style featuring a high-vaulted ceiling in the living room outlined with traditional wood planks, there is wood flooring throughout the cottage, a wood-burning fireplace, and two cozy sofas.
The kitchen has all the conveniences of home including a refrigerator, freezer, oven, stove, microwave, double stainless steel sink, and fully stocked with all the cookware and place settings you will need. All that’s left for you to purchase is your groceries at the local market on the island or Pavilions grocery store nearby. Adjacent to the kitchen and living room, is a separate dining area with a rectangular wooden table that seats six people very comfortably. The master bedroom is very spacious with it’s own master bath (en-suite) / shower, plenty of closet space, and a flat-screen TV.
There is WiFi internet service throughout the cottage that extends to the outside patio. The first guest bedroom features a queen-sized bed, also has plenty of closet space, and a flat-screen TV. The 3rd bedroom features a twin day bed(suitable for a child or small adult only) and a small desk should you have any work you need to get done while you’re on vacation. We felt that the place needed updating and newer furnishings. Zabrina was very helpful and gracious and took care of our requests promptly. Traffic on Park was constant and some times annoying. I would not request this location again.

*The lighting is goofy. Switches are in weird places, a lot of the lamps don't work or the bulbs are out. It always felt a little too dark.
**BIGGEST PRO = Working with Vikki at Newport Beach Vacation Properties. She was AMAZING and saved our vacation! Thanks for everything Vikki!!
-Staying on Balboa Island (instead of the craziness of the peninsula) was a good fit for our family.
-Ruby Street itself is the only street on the island to have a beach (on the bay) with calm water, roped off from boat traffic, that is great for little ones .
-Marine Street (main street with shops and restaurants) is a 10 minute walk. In those 3 respects, the home is in a great location.
-When a key wasn't left at check-in that we needed to get into the garage to access our vehicle) AND a doorknob fell off in our hand, making a closet inaccessible, NBVP took care of those things by the next morning.
Cons:
-The house was STIFLING. There is a barometer inside the house which consistently showed the living room being at or just over 80 degrees. This was the COOLEST part of the home. We opened every window and door we could, ran fans, and it was still very uncomfortable. I would not stay here in the summer if you have a baby or elderly person in your group.
-The master bedroom had a very strong smell of mildew that never entirely went away, despite opening up the house everyday. It was particularly strong in the closet. (I suspect there was water damage at some point.)
-201 Ruby is at the corner of Ruby and Park Ave. Park Ave. is one of the busiest streets on the island. You will have constant loud traffic/noise going past the house, (motorcycles, bikes, etc.)
-There is construction (a new home build) right across the street. The work started just after 7 every weekday and on Saturday. We are early risers, so the noise didn't wake us, but the constant hammering and sawing was incredibly annoying.
*The house has an insect problem, specifically, with roaches. I saw 5 roaches outside (near the grill and back door.) The night before we left, I found 2 live roaches INSIDE the house. Contacted property management 2x - no response.*
