Very quiet location with in really quite a good view of West Maui mountains, green landscape, plus a little ocean and part of Wailea Kai. Parking space close to the entrance of condo. Sofa in the living room substandard and not too clean. Kitchen and dining table fine, with comfortable dining chairs. AC in bedroom is older. It helps to cool the whole unit with doors open, but another AC in living area would be appreciated.. Rentals Maui were Prompt about fixing things that needed attention. carpet attractive and clean.

2nd time we have stayed in this unit. We like the space, the quiet and the lanai
Anonymous June 15, 2018
Really well furnished and equipped with lots of stuff you would need for a day on the beach for you to borrow.

Magical, romantic, peaceful, relaxing, idyllic.

we had a two week stay at this Condo Unit . It is a very quiet area away from all the traffic noise. The unit itself is dated compared to some of the other units we have stayed at but had all the amenities we needed and very clean . The rugs had been just cleaned. We had no problems with the unit . We certainly enjoyed all our meals on the patio it is quite large and enjoyable .We did our daily 6 mile walk along the hotel boardwalk and enjoyed the nearby beach and the on large on site pool later in the day . This would be our 5th stay at this complex , probably the best value for money in Wailea.

Learned a bit about utilizing VRBO-not fully satisfactory-original reservation summarily cancelled leaving us scrambling to find something else-which turned out to be overpriced and not entirely satisfactory. VRBO staff were helpful, but the overall experience and the unit itself were disappointing-poorly located within the complex, excessive noise from adjacent unit and from neighborhood homes adjacent to the property.

The actual unit was decent. Spacious and clean. The decor is super dated (all original). Carpet throughout - even in the bathroom. The location is the furthest from the pool and there is no designated path to get to the pool. Access to the unit is not good if you have a stroller or someone who can’t handle stairs well as you need to take a series of stairs to get in / out of the unit. We had to roll our baby stroller through a garden area to get it into the unit. This looked to be the case with many units though. My big complaint and the reason I titled this review as "frustrating", is because of the maintenance work that was happening around our unit throughout each day of our trip. The first day consisted of laying fresh manure / top soil in the garden area beside our unit. Our unit stunk of manure for that day and the following. On the second day, the heavy tree trimming began with the use of man-lifts, heavy trucks, and tree-chipper machinery - starting around 730ish each morning. This went on for the remaining 5 days of our stay. Super loud all day. One of the days they trimmed the trees surrounding the path to our unit but didn't clean up the debris so we had to make our way through the debris - consisting of sharp branches. My mother in-law caught her foot on a branch and nearly fell. I realize that maintenance needs to be done so I'm not complaining about that. It’s the fact that they concentrated the work in our area for the entire week. They could have moved around the complex from day to day to give the units in our area a break from the noise and access issues – but they didn’t. I see this as a huge fail by the property management company - and is the reason why I would not return to this complex on our next visits to Maui.

Property as described and shown, easy checkin experience, no negatives. Great spot!

Wonderful location, clean and spacious.

This property is in a great location. Unfortunately, it was in original condition. The furniture was old and dirty. We rented a condo so we could cook. The kitchen was appointed with very old appliances, did not have a tea kettle or a salad bowl. Even the wine glasses were terrible. The property managers were great but the property itself needs new living/dining room furniture.

A great place to stay. Lots of room, great deck and your own bbq! Kitchen just right, master bedroom huge with ensuite too. Close to all beaches and shopping. Would recommend 2305 to everyone.

Great location but unit had numerous things that needed to be fixed. Furniture was outdated compared to other similar rentals available in the area.

Overall we enjoyed our stay, however, there are some things I'd like to comment on.

A) The main bathroom.
The shower stall head doesn't move up or down, left or right, neither can a person adjust the flow of water. It needs to be upgraded to a newer design. Neither does the shower stall have any shelf to put soap, shampoo, etc.
The fan in that same bathroom is unusualy noisy, needs to be upgraded.
The shower curtain is too short, therefore allowing a flow of cold air to come in at feet level during shower.
Note: there was no waste basket for this bathroom.
One thing I did like was the ample selection of towels. Nice!

B) The noise level of the washer and dryer was annoying during operation. This is ONLY because this is an older style unit which needs to be upgraded to a newer design. (as well, the newer front loading washers use a lot less water!)

C) The ensuite bathroom bathtub fixture also needs to be upgraded to a newer design, as again, a person cannot adjust the flow rate of water during a shower. It would be nice if the shower head was upgraded to a newer design which offers more options.
Overall, the ensuite bathroom was very well liked by my wife :)

D) The livingroom furniture was comfortable and well liked by both my wife & I.

E) The Kitchen.
- The bi-fold windows behind the kitchen sink have sticky locks, which made it hard to secure them when we left the condo for the day. They need to be lubricated or something.
- no wooden spoons.
- a new wooden cutting board would be nice.
- knives need sharpening

Hope this helps, without sounding too critical :)

This is wonderful complex and the condo itself is very private and nicely furnished.

We loved staying at the Palms at Wailea. It was a quiet and very beautiful property. The unit could have used a touch-up clean before we arrived... it was quite dusty. Also the wash cloths set out for us to use were old and stained. Not usable. They definately need to be replaced. Also someone had put dirty dishes in the cupboard to be used. We ran them through the dishwasher before we used them. With that said the unit was a beautiful unit and we enjoyed our stay.

loved the rental. Only problem for some people would be that the appliances are very dated. Also, outside the rental there was an infestation of mealybug on the bushes - made the ground and railings very sticky - quite a turnoff but not the fault of the owner of the condo. Management should take care of this situation.
Suzanne M. November 26, 2012
The rental was quite enjoyable, it suited our purpose rather well, although a few things would have taken it from a 2/3 and made it a 3/3. Those being: 1) a simple yet efficient way to hitch our tablet to a wifi system; 2) a few repairs were needed right away (screen doors to balcony/patio were comming off the rails; probably the drinking water on the fridge needed a good cleaning it had a bit of a taste; lastly the neighbour above or renters thereof left TV running fairly loud until late into the night. In other words, a form of respected curfew would have been beneficial.

over all, we liked it. nice to walk down to th ebeach from there every day.

For those of us who hate living in hotels, or paying for services we don't use, this 1 bedroom/2 bathroom condo is perfect. It feels and looks even larger than the photos and is equipped with a full kitchen, that is very well stocked. They say that you are given a starter kit of TP, dish soap, washing soap, paper towels, etc, but we never had to purchase any, which on Maui is a big deal. The location is great, with beaches, restaurants, and shops no more than a 5 minute drive. We just got back, so maybe it's the timing, but it was very, very quiet. We practically had the pool to ourselves. Highly recommended.
Jody D. February 11, 2014
Very Dated and not well stocked. No toilet paper little shampoo etc. One small pool for whole complex, no workout facilities.
Bryan S. May 18, 2015
This is a very nicely appointed, spacious condo -- far larger than I'd ever expect for a one bedroom. The family room and lanai are huge, the lanai offering great views (a perfect place to bbq).

A couple things need to be improved:
(1) Wireless Internet. The modem/router combo appear to be just one generation ahead of dial-up, with the dismal connection speed to match. Forget streaming anything, even web browsing proved difficult.

(2) TVs. No one goes to Maui to watch TV, but that said, it'd be nice to have the option of watching a movie in one night. The TVs are far too small (maybe 26 in?), and have poor picture quality as they're at least 10 years old.

(3) Upstairs neighbors. Hate to give the elderly a hard time, but they watch John Wayne movies at an insane volume fairly frequently. Kind of disrupts the otherwise tranquil lanai.

We had a great time. We would do it again in a minute.

This was our 4th stay at The Palms and regret to say it was not our favorite. Just the little things make a difference. Bedspread was torn, sheets were frayed. Blinds in several windows were inoperable. Verticle blinds in front room kept falling off. Beach umbrella was cheap and inexpensive. Patio has wood rot. Overall the grounds at The Palms made the stay bearable. Our last complaint is the tenant right above the unit. His television blasted until 2:30am the first five nights, until we finally asked him to turn it off. Not what we consider paradise to be!

On short notice we required a property in Maui, we spoke to Rentals Maui who provided us with #2305 at the Palms. They provided full disclosure with respect to this property and the apparent shortcomings thereon: a tired suite and a fair hike to the pool. Rentals Maui was truthful and our expectations were not high. Accordingly, we had a terrific stay at this suite with no surprises. The suite was very livable for two weeks and the distance to the pool was rectified by driving to the pool. Rentals Maui was available throughout our stay and was extremely helpful in making our stay extremely enjoyable. We very much appreciated their upfront honesty and attention to any of our concerns. Special thanks to Dave and Josh. With Aloha

Great experience

Unit 2305 is a quiet unit, garden view, but with a tiny view of West Maui and the ocean. The rental process was easy, no hassles. Would have liked a bit more info on the complex...we had next to nothing.
June O. February 1, 2014
screen doors need to be fixed, but overall the condo was in good condition, even though the bathroom blinds are looking past their prime
Blake B. October 19, 2010
very good experience, however a map of the proprty would have been helpful...I didn't know where the pool or trash disposal were.
Thomas B. July 5, 2016
Nice place, big living room, comfortable bed. Patio area is large.
Laurel B. November 29, 2011
Our stay at the Palms 2305 was excellent. Lots of windows and sliding doors outside/in living. It was absolutely perfect. A little glimpse of an ocean view but we don't sit in the condo during the day. The lanai with the BBQ and opening the kitchen and living to the outside was wonderful to enjoy a realxing evening dinner. Very private.
Brian H. February 16, 2010
This is a beautifully lanscaped property and the location of unit #2305 is excellent in that it is tucked away in the back of the property so there is no road noise. The patio overlooks a small greenspace which is a small ravine that divides this property from the neighboring property. The living room and the bedroom each open onto the patio which has its own BBQ. Extremely livable!
Brad C. December 26, 2016
Very clean & spacious. Had all the necessities needed for our 9 night stay.
Anonymous January 26, 2012
Building #23 is the furthest away from any of the roads in the area, so as a result it is very quiet. No ocean view but there is a nice view of palm trees and a small gorge behind the unit. The patio is nice and cool for afternoon reading and the BBQ is excellent. We ate in most nights. The pool is also great for those days that you do not want to go to the ocean. Keawakapu Beach is only a two minute drive and there is always parking spot. Paradise!
L.A. Lovell B. February 9, 2012
very positive experience
Anonymous March 16, 2012
Condo was very quiet and comfortable. Well maintained. No ocean view but conveniently located to beach. No hair dryer, shampoo or kleenex that you would normally expect in a nightly rental.. We were there for 9 nights and there were not sufficient quantities of toilet paper and soap. We had to purchase at store. The number of glasses and dishes was very limited. All that being said, we would rent again.

Quiet location of unit. At the time of my visit in March, unit's patio did not get any direct sun, so working on the suntan did not work from there. However, if escape from the sun is what you want, this works. Enjoyed grilling and eating on the lanai. Washing machine and dryer are loud appliances. Bring your own hairdryer as one does not come with amenities.
